Combining cutting-edge network technology with the latest high-spec’d devices, 5G will boast connections that are multitudes faster than previous mobile technology, with average download speeds of around 1Gbps (to put that into perspective, that means the size of a movie can be downloaded in a single second). 5G is expected to be the new norm. 5G infrastructure enables huge amounts of data to be carried throughout the world, allowing for a smarter and more connected world. But it’s much more than just an incremental generational cell phone advancement. It will thrust the world into a new age. A new generation rolls out every decade or so, from the initial one that enabled cell phones in the first place to the third and fourth generations that enabled smartphones and mobile data. Each generation marks an improvement in speed and latency and the amount of time it takes devices to communicate with each other. This generation is projected to feature Internet connectivity with far superior speed, scope and scale. The implications go well beyond phones. It is acrucial tipping point of critical mass: 5G enables virtually instantaneous internet connectivity. It is essential to understand that technological advances are not going to slow down, therefore to facilitate the demand 5G needs to be introduced. Until now, the digital age was like a dirt road. It’s now about to become a 10-lane highway with speed rails and air traffic.

How will 5G impact real estate

There is a big change coming with 5G that will impact real estate in a number of ways: The demand for homes with “connected” fixtures, appliances and even building materials will be far more sought after than those that are not. Roofs will soon be connected and automatically report roof damage or if the gutters are blocked and need to be cleaned. Refrigerators will have sensors that send owner reminders when fruits/vegetables are running low or order them automatically when finished. With everything in a premise connected to the internet and collecting data, property managers and real estate owners will have unmatched access to usage analytics. Real estate agents will also be able to provide more engaging virtual reality (VR) tours better than before. Real Estate Agents/housing developers could even begin offering virtual home tours via mobile apps and prospects could use VR to view several show units without having to step outside their homes/premises. It’s truly the next edge!

Did you know that, until now, the vast majority of augmented and virtual reality applications have been set aside due to lack of network or lack of connection speed or high quality? The arrival of 5G is designed to unlock augmented or virtual reality. Technology that we already use in the real estate industry will advance beyond current recognition. Virtual reality tours are becoming a favoured option within the real estate sector, however the projected quality and reliability of virtual reality cannot currently be facilitated by 4G. The real estate industry needs 5G otherwise it will experience a stalemate in it’s growth. With the addition of 5G, it’s almost unfathomable how much change will come in even the next five years. Moreover, one of the biggest changes in real estate, will relate to the property itself. Aerials for the 5G network will be tiny in comparison to current mobile networks and will be able to be mounted onto homes rather than up high on large plots of land. This will mean your residential property could be used as a discrete and non-intrusive aerial space. 5th generation mobile networks will advance smart home technology. Data will be able to be transported immediately, contracts and funds for the sale of homes will be instantaneous – changing the industry for good. Current smart contracts used on blockchain technology make smart contracts very quick, and this technology will soon be available to your smartphone. This could mean big changes in the industry, including quicker settlements and immediate money transfers. Immediate money transfers means less opportunity for a sale falling through. There are many reasons why businesses are excited about 5G, and of course, one of those reasons is the cost. Connecting 5G to homes and businesses will be far less expensive than standard connections. The world is about to change. 5G WILL generate new revenue, it WILL generate new growth in every sector (especially the real estate industry), and it will accelerate innovation to a place that no one can imagine.

In the next five to ten years, 5G will bring new levels of Artificial Intelligence and Virtual Reality to the workplace. Imagine an office where the space you are working is intelligent and capable of conversing with the people using it. You will find that some employees in the office will be wearing Virtual Reality headsets and Augmented Reality glasses that allow immersive holographic experiences. As real-time video conferencing becomes a standard feature of office buildings, you will have virtual meetings with colleagues overseas in a video-connected conference room where speech recognition and translation software allow you to hear others in your first language, in real time. This is all enabled by the installation of 5G. Technology will become your co-worker. If urban environments are successful in building the infrastructure needed for 5G connectivity, cities will transition into smart cities of the future. The uptime of data and real-time feedback will make commuting easier for those who need to go to the office, but it will also result in many people not having to commute for their jobs at all. The ability to work remotely will lead to global recruitment for jobs in a way that we have not experienced before. With the tech evolution, real estate owners could see new opportunities to generate revenue as telecom companies seek to rent more space on rooftops and inside buildings for the additional electronic infrastructure they will need.

Will super speeds mean an end to slow internet connections, increasing the value of homes in the process? True connectivity: that’s the back-of-the-box tagline given to 5G, which is set to provide us with all the internet speeds. Internet access has long been an issue for many postcodes around the world. In a world where we’re always connected, along with an increasing number of people working from home, 5G could finally put the problem of slow internet to bed. Research has found that the introduction of high-speed broadband increased house prices by an average of three percent. Lightning-fast access to 5G could have a similar impact on house prices, potentially adding thousands to the value of a home.

5G is not only about speed, but also about higher capacity that you can possibly imagine. The 5G network will be able to support multiple data connections, which is not possible now. When we connect 4G to our laptops and phones, the connection slows down. This is because 4G cannot support multiple devices at the same time. 5G puts an end to this problem. You can share your 5G network with your laptop, your cousin, your cousin’s friend, and so on. As per the International Telecommunications Union’s Standards, 5G can support up to a million devices per square kilometre. Also, 5G lets you transmit any amount of data within a blink of an eye. It is mainly because 5G networks are compatible with low-latency connections. Need to share a virtual house tour with your business? Go ahead without having to worry about slow networks at all. Tech experts around the world believe that 5G will most likely have a fundamental impact on Virtual Reality, Virtual Tours, flythrough animations, AR development and usage as well – spurring increased use of the technology. 5G will facilitate very low latency. How does this enhance the usage of AR/VR

technology? Here’s how: high latencies between action and response, specifically head movements, cause motion sickness for VR users. Overcoming high latency would increase the usefulness and enjoyment users get from both AR and VR experiences. McKinsey have recently published a report which highlights companies further down the digital journey have 7% more revenue growth than industry peers and nearly 6% more EBITDA growth. The digital have‘s connect better to loyal customers and provide frictionless customer care at lower costs.

Conclusion

With its speeds and capabilities, 5G will have a deep impact on society. It will bring about innovation across industries and transform how people communicate and how economies are run. Still, as with any mobile technology generation the transition to 5G will be gradual, and collaboration between different sectors, as well as between industry and government, will be key. You may be wondering what will happen next? 5G is definitely getting real. The first indication of this was in Barcelona where most of the handset providers launched in the 5G version. This is traditionally the trigger point to start development across the globe. Different operators are already preparing for deployment of 5G next annum. Different industries such as healthcare, the army, autonomous cars, and the public now need to work together to be able to extract the most beneficial values of 5G. 5G will be a growth generator for the future.

Written by Olivia Meanley

5G is a real revolution worldwide: it will change the way we work and communicate, fully affecting the real estate sector. 5G networks are the next generation of mobile internet connectivity, offering faster speeds and more reliable connections on smartphones and other devices than we have ever experienced before.
